references with his Promise to Lease for verification by
the landlord prior to acceptance of the Promise to Lease.
Any pets needs owner's approval. Throughout the duration of
the lease, any additional pets will need to be approved by
lessor's.
Growing and smoking cannabis is not permitted on/in the
premises.
Smoking cigarettes is not permitted in the premises.
Tenant must have tenants insurance, including a civil
liability insurance. A letter of confirmation of coverage
must be provided at the time of signing the Quebec lease.
Tenants insurance liability of minimum 2,000,000
Tenant is responsible for any damages caused by him/her and
will repair said damages at his/her own expense.
Appliances are the responsibility of the lessees, if their
is any damage or repair it will be done by the lessees.
The rental unit and all its inclusions shall be returned in
the state it was upon the signing of the lease (except for
normal usage over time). It is forbidden to make any
changes to the interior or exterior of the rental unit,
including painting without the permission of the Lessor.
The interior premises must be kept in order to warrant
pests.
The front balcony can have plants but no urban garden to be
implemented. Balconies should remain clean looking and in
proper order. Bottom exit balcony is for exit only.
Tenant will be responsible to clean the exterior snow in
the front balcony and front steps need to be shoveled.
No access to the backyard.
Noise must be reduced after 10pm.
No sublets without the written consent of the lessor.
No Airbnb.
Any damages caused by lessee's pets will need to be
repaired at the expense of the lessee's.
There is a designated storage in the back of the kitchen.
Circulation space should remain without any obstruction
(boxes, storage items etc.) in case of fire or emergencies.
First months rent will be paid at the signing of the lease.
It will be used to pay for the month of July 2026.
