Clause 7.2: The lessor's may rent the apartment on their
own, and if so no compensation will be owed to the listing
brokers.
End date of the lease shall read June 30th, 2026, which
will renew automatically unless otherwise notified.
Lessor's have the right to inspect the premises after the
first 6 months of the lease (by appointment),to verify any
damages or regular maintenance that will need to be done.
The lessor's have the right to enter the premises for
emergency repairs and regular maintenance with a 24 hour
notice.
The tenant is responsible for any damage he causes and will
repair it at his own expense.
Regarding the appliances; any damage incurred will be the
lessee's responsibility. The lessee will be required to
cover the expenses for either the repair or replacement of
the damaged appliance.
The dwelling and everything in it must be returned in the
condition it was in when the lease was signed (with the
exception of normal use over time). No alterations may be
made to the interior or exterior of the dwelling, including
painting, without the lessor's permission.
Doors and windows must be closed during precipitation to
prevent infiltration and related
damages, as well as when out on errands, vacation, absence
due to work and other
commitments.
AC unit and installation must be verified by the LESSOR.
The first month's rent is paid when the lease is signed. It
must be used to pay the first month's rent.
Individual room rentals (s) and subleasing is prohibited.
Penalty of three months of rent is applied payable upon the
breaking of the lease.
