It is forbidden to smoke cigarettes, vape and/or
e-cigarettes on the premises.
The tenant must be covered by insurance, including civil
liability insurance. A letter confirming coverage must be
provided at the time of signing the lease in Quebec.
Tenants' liability insurance must be at least $2,000,000.
The tenant is responsible for any damage he causes and will
repair it at his own expense.
The rental unit and all its inclusions shall be returned in
the state it was upon the signing of the lease (except for
normal usage over time). It's forbidden to make any
changes to the interior or exterior of the rental unit,
including painting without the Lessor(s)'s permission.
The interior must be kept in order to warrant pests.
The front balcony can have plants, but no urban garden to
be implemented. Balconies should remain clean looking and
in proper order. Bottom exit balcony is for exit only.
No access to the backyard.
No pets.
Noise must be reduced after 10pm.
No subletting/assignment without the written consent of the
Lessors.
No Airbnb.
Individual room rentals (s) and subleasing is prohibited.
The first month's rent is paid when the lease is signed. It
must be used to pay the first month's rent.
